MAINTENANCE DIRECTOR
QUALIFICATIONS
- A minimum of 5 years experience in the maintenance field.
- Demonstrated professional knowledge of systems for the operation and maintenance of school facilities and grounds including carpentry, electrical, mechanical, water and septic, stuructural integrity, security and alarm systems, HVAC systems, grounds maintenance and code requirements.
- Demonstrated effective verbal and written communications.
- Demonstrated effective management skills.
- Demonstrated ability to establish and maintain positive working relationships with administrators, staff, vendors, and contractors.
- Demonstrated basic computer literacy.
- Demonstrated ability to prioritize and organize services and responses to work orders.
- Good physical health as determined by a physician. Physically able to lift 50 pounds, perform moderately strenuous tasks and to climb ladders.
- First aid and CPR Certification or completion of certification in these areas within 90 days of the date of employment.
- Certification to take water samples to meet state requirements to be obtained as soon as feasible after employment.
- Certification as an Asbestos Inspector to be obtained as soon as feasible after employment.
- Preference – live within a reasonable distance from the School District.
- Be accessible by phone/page to handle facility emergencies during unscheduled work times.
- Leadership experience in network/computer system management, hardware selection and deployment, system troubleshooting, and system maintenance.
- Demonstrated knowledge of computer and telecommunication capabilities, operations, networking principles, protocols, and infrastructure.
- Demonstrated proficient in the use of standard software packages.
- Demonstrated ability to use hand tools and diagnostic equipment.
REPORTS TO Superintendent
PRIMARY FUNCTION Maintain the safe and efficient operation of all School District facilities. including maintenance and repair of:
- HVAC systems;
- Electrical systems;
- Water and plumbing systems;
- Security systems (keys, alarms);
- Structural repair and remodels;
- Grounds (watering, mowing, weeding);
- Snow removal from parking and traffic areas at PCHS and FMS.

JOB-DUTIES and RESPONSIBILITIES
- Supervise/manage the maintenance and repair of all facilities, operating systems and grounds. (See Policy 602, Article 2.)
- Supervise and evaluate District maintenance staff. (See Policy 602, Article 2.)
- Coordinate and cooperate with Head Custodians in the scheduling of projects and determination of minor maintenance tasks to be the responsibility of the Head Custodians.
- Complete safety and maintenance inspections of each facility and surrounding grounds during August, December and March (may be completed by Head Custodians and reviewed by Director). (See Policy 602, Article 3.)
- Accurately account and safely store maintenance equipment and tools.
- Secure and monitor contracted maintenance/repair services in keeping with District Policies. (See Policy 205.)
- Remain current on building/safety codes and inspection schedules and other state and local requirements related to building and site maintenance.
- Provide immediate response to emergency situations (e.g. not heat, frozen water lines, building vandalism, etc.).
- Develop a proposed maintenance budget and monitor expenditures in keeping with the adopted budget.
- Develop and maintain a plan for long-term maintenance needs and replacements.
- Complete other duties as assigned by the Superintendent.
EVALUATION
The Maintenance Director is evaluated annually by the Superintendent. Evaluation is to be based upon fulfillment of duties and responsibilities listed in this job description as determined by observation, review of records and reports, and administrative judgment of the effectiveness and quality of maintenance services.
TERMS OF EMPLOYMENT
The Maintenance Director position is a classified at-will position.
Work Year: July through June – 230 workdays.
Additional Job Considerations/Factors: Necessary travel throughout the District requires the use of a private vehicle and Colorado Drivers License. Work outside of regularly scheduled hours may be required to fulfill job duties and responsibilities. Work may need to be performed in narrow, poorly lighted, confined spaces.
